Steps

1Application
The client contacts us and presents their specific case. One of our analysts requests specific information from them in order to analyse their application and determine the type of funding which is most suitable for their needs.

2Approval
Once the order is received, together with the required documentation, the client will receive a response from the analyst indicating the viability of the operation and the documentation necessary for the continuing the process.
Approval means that, given the information and documentation supplied, the loan is viable, subordinated to a minimum value of the property to be mortgaged.
The client will be presented with at least three binding offers from credit institutions or other companies on whose legal and economic conditions the client will be advised.
Once the offer most suited to their needs has been accepted, the client has four working days to withdraw without giving any reason and without any penalty.

3Processing
We take care of all the steps necessary for the formalization of the requested mortgage.
We manage the Audit of the property with a company accredited by the Banco de España which will carry out an evaluation of the property to be mortgaged.
We verify the registration situation of the property so that it can be registered in the Property Registry. It is necessary to check if there is any previous encumbrance on the property, in which case everything necessary shall be done for cancelling it and providing adequate legal security for our client. The client is presented with at least three binding offers from credit institutions or other companies whose legal and economic situations shall be audited.
Once the offer most suited to their needs has been accepted, the client has four working days to withdraw without giving any reason and without any penalty.

4Signature
Before signing, we contact the client to confirm all the details of the deed before a notary, the exact amount of the expenses and the documentation to be provided on the day of signing.
Our fees are paid at the time of the signing before a notary, and they are included in the total amount of the mortgage.
We also coordinate the amount and way in which the payments are made at the Notary Office.
In the case of purchasing housing, two deeds will be signed before the notary: the sales deed and the mortgage deed. Once signed, we take responsibility for the coordination of the payment of taxes and recording the deeds in the Property Registry.
Having gone through these processes, the client will receive the sales deed and a copy of the mortgage deed together with the payment for the provision of funds.
